What Do Buyers Want?
Help Finding the "Right" Kona Home!
LOCATION is still most Buyers primary concern. Today that also means "The Quality of the Community" must be right for you. We take time to understand your housing needs and desires. We've spent years learning Kona neighborhoods, so when you are ready to buy we can cut through the listings to find the communities where the right Kona Homes for you are located.
HELP DETERMINING WHAT KONA HOMES SELL FOR: You can find the "Active Prices" on-line and "Sold Prices" for homes on the Hawaii Property Tax website, but unless you've seen those homes or know the sale terms, you won't know how they compare them to Kona Homes you are viewing. Because we've viewed new listings as the come on the market, local appraisers often call us when they want to know how homes compare. Why not let us put the same knowledge to work for you?
HELP NEGOTIATING PRICE AND TERMS: You will receive "Eight Tips for Framing a Real Estate Offer". Our agency has designed a contract with TERMS TO PROTECT YOU that will facilitate acceptance and closing. Our experience helps you anticipate how sellers are likely to respond to your offer and counters. During the entire process, YOU ARE ALWAYS IN CHARGE..

Almost all buyers in Kona ask for an ocean view. But Kona Homes and Condos may have a peek-a-boo view, a drop dead gorgeous 180 degree coastline view or a view of the ocean horizon. There may even be a view right down into the ocean, so close you can see Yellow Tangs in the surf. Each type of ocean view comes with a price tag.
There are a few things most buyers look for. Soft close doors and drawers are high on the list. Stainless appliances are second only to built-in models. Quartz is the most popular counter, especially among younger buyers. Lighter granite is still in favor. Busy patterns are out. You will find rare stone and new textured finishes in luxury homes.
Kona buyers favor wood kitchens, especially exotics like Sapele or Mahogany. Ohia and Koa are nearly impossible to source now, so an older kitchen with those woods may have extra value. White or painted cabinets are a good choice for small kitchens where natural light is sparse. Shaker style is popular but where the wood is exotic, expect to find flat slab fronts.
